General Questions

What is a building and pest inspection?
A building and pest inspection is a comprehensive assessment of a property’s structural condition and potential timber pest issues, such as termites, borers, and fungal decay. The inspection helps buyers, sellers, and property owners make informed decisions.
Why do I need a building and pest inspection?

An inspection helps identify defects, structural concerns, and pest activity that may impact the property’s value or safety. It’s an essential step when buying, selling, or maintaining a property to avoid costly surprises.

How long does an inspection take?
Most inspections take between 60 to 90 minutes, depending on the size and condition of the property.
How soon will I receive my report?
We provide a detailed written report with multiple images within 24 hours of the inspection.
Do you provide a checklist or a detailed report?
Our reports are comprehensive and descriptive, not a simple “tick and flick” checklist. We provide clear explanations, images, and recommendations so you fully understand the property’s condition.

Inspection Process

What areas of the property do you inspect?
We inspect internal and external structures, roofing, subfloors, walls, ceilings, flooring, drainage, and more. Our timber pest inspection covers evidence of active pests, previous infestations, and conditions that may attract timber pests.
Can I attend the inspection?
Yes, you are welcome to attend on the day, and we encourage you to inspect the condition and operation of all fixtures and fittings, including appliances, air conditioning units, and other relevant components. To allow the inspector to complete the inspection thoroughly, we do not conduct a walk and talk during the process. However, once the inspection is complete, we will provide a face-to-face discussion to go over the inspection findings, including any major defects.
What happens if issues are found during the inspection?
If we find defects or timber pest activity, we’ll outline the issues in our report and provide practical recommendations for repairs or further specialist assessments.
